Home staging is the act of creatively merchandising a home for sale in the real estate marketplace. The goal of staging is to make a home appealing to potential buyers, with a goal of selling a property more swiftly.
The majority of REALTORS®, including myself, will tell you hiring an expert stager is a home-sale must. In fact, many buyers are happier when a home is staged for their walkthrough. Buyers start house hunting with a basic list of criteria, but the home they ultimately purchase is chosen for emotional reasons. When potential buyers walk through a home, they want to be able to envision themselves already living there. Home staging takes them from a mental exercise to an emotional and visual experience. Home is not a place…it’s a feeling!

According to NAR (National Association of REALTORS®) research, consider some of the following statistics:
– 31% of people surveyed said home staging increased selling price by 1-5%.
– 13% of people surveyed said home staging increased selling price by 6-10%.
– 38% of agents surveyed recommend staging every home they list
– 14% of agents surveyed always recommend staging homes they think will be tough to sell
– 7% of agents surveyed always recommend staging a home in the upper price range
Is home staging necessary in a Seller’s market?
If your home décor is out of date, if your furniture placement makes the home look crowded, if your rooms are not being used for their intended purpose, then the answer is a resounding YES!!! By not showcasing your home’s best features, you risk giving buyers a reason to not buy. Savvy home sellers know a strategically staged home always costs less than the first price reduction. Once your home staging is complete, be sure and enlist a professional photographer for to make your staged home shine.
The winning formula: home staging + top local real estate agent = let the bidding begin!
As a REALTOR® with Park Place Real Estate, I recommend that all sellers consider investing in home staging to maximize your home value and increase the speed at which your home sells.
